Demushuwa Property Developers, a prominent name in Namibia's real estate sector, continues to make significant strides in property development, contributing to the country's economic growth and urban landscape. Nicol Langford, a key figure at Demushuwa, recently provided insights into the company's operations, achievements and future ambitions during an interview with My.Na Properties.
Property development, as Langford explained, is a multifaceted process involving the identification of opportunities, conceptualisation, design, financing, construction, and market introduction.
"It is essentially a massive coordination exercise," Langford said. This comprehensive approach ensures that projects are completed within the set budget and timeframe.
Founded in 2009, Demushuwa Property Developers began its journey by acquiring properties from the municipality, such as the Hilltop Estate Development near Grove Mall. This 18.5-hectare land acquisition marked the beginning of their extensive development activities. Over the years, Demushuwa has serviced, sub-divided and upgraded properties to facilitate their ambitious construction projects.
Among Demushuwa's prominent completed projects are the Demushuwa Suites, located adjacent to Lady Pohamba Private Hospital, and the extensions to the hospital itself, including the cardiac ward and north building. Additionally, they developed the Camelthorn Pod, a shopping centre in Klein Windhoek, and their latest project, Hilltop Village, which opened in 2022.
Stand-out achievements
While Demushuwa maintains a lean full-time staff of six, their development projects have generated substantial employment opportunities. During peak construction periods, up to 180 individuals are employed on-site, encompassing both main contractors and sub-contractors. The Lady Pohamba Private Hospital development alone employs approximately 460 people, highlighting the far-reaching impact of Demushuwa's projects.
Hilltop Village stands out as a mixed-use commercial building featuring retail and office spaces spanning 8,500 square meters. Food Lovers Market serves as the anchor tenant, accompanied by a diverse array of stores, including The Hook, Hartlief Bistro, Seattle Coffee Kiosk, Market Liquors, and various gadget shops. Langford emphasised the importance of a balanced tenant mix, achieved through careful and deliberate leasing decisions.
Forward looking
Despite their achievements, Demushuwa is not resting on its laurels. Langford identifies marketing and image definition as areas for improvement and expresses a keen interest in exploring opportunities within the oil and gas sector. This ambition underscores Demushuwa's commitment to diversifying and expanding its portfolio.
Prospective tenants interested in Hilltop Village can reach out to Broll Namibia, which manages the leasing and centre management for the property. This outsourcing allows Demushuwa to concentrate on further development aspects.
