Selling or buying property can be both satisfying and exhausting, especially if you are a first-time buyer or investor. The procedure can be arduous and, if done incorrectly, can expose you to fraud or theft.
Justina Hamupembe is a real estate agent at Chilli Real Estate who prioritises seamless processes for clients inexperienced with property sale regulations.
Born and bred in Windhoek, she has a bachelor's degree in economics and management as well as a real estate certificate from the Namibia Estate Agent Board (NEAB).
The NEAB was founded in 1976 under the Estate Agents Act to govern and manage certain operations of estate agents in the public good. The NEAB governs the estate agency profession by requiring that all individuals performing estate agency services for the public be registered with the NEAB. A fidelity fund certificate, which must be updated each year, is issued as proof of such registration and confirmation that such a person is legally permitted to carry out estate agent operations.
Hamupembe is exclusively responsible for 'Justina's Listings' at Chilli Real Estate CC in her capacity as CEO. She handles everything from administration to marketing to finance to human resources.
"I obtained my real estate licence in 2015 and have since been working as a real estate agent ever since; it all started when a friend of mine, who was also a successful real estate agent, sparked my interest in this field," she said.
"'Justina's Listings' at Chilli Real Estate resembles my enthusiasm."
Big milestone
Carrying this large job has both perks and constraints. The actual joy that comes with supporting people in owning homes, which is such a big milestone in their life, is the reward, she said.
She does, however, admit that finding ways to remain current and distinguish herself from her competition is becoming increasingly difficult, especially now that she has no one else to consult. "Not to mention the stress of selling properties in an environment that is not so sympathetic to the masses in order to be profitable."
While it may be tempting to sell your house on your own, Hamupembe explained that there are various reasons why you should consider hiring a professional real estate agent.
The Windhoek City Police issued the following statement online on 10 January 2022: "January is common for scammers who target students and desperate people looking for places to rent".
"In order to obtain lodging, innocent people are duped into paying a deposit up ahead using various payment methods."
Before you surrender your hard-earned money, do your research on rental properties posted on social media and establish that the advertisements are from legitimate property owners or genuine agencies," Hamupembe said.
It is so critical to establish trust with your clients and to always argue for their best interests throughout the transaction, especially with clients who have been victims of scams and theft, she added. She strives to build trust and reliability so that her clients may rely on her as a knowledgeable expert in the same manner that they would rely on a trusted friend.
"I aim to offer people who deserve it loyalty, honesty, integrity, generosity, and kindness. That is how I approach all of my interactions - both work and personal. Maintaining a solid and credible image is something I value highly. I truly believe in the principle of reciprocity, which implies that if you treat me well, I will aim to exceed your expectations and treat you even better,” she said.
